Anyone can measure. Bid Terminal finds every change that hits your price, then measures too.
Measuring a room takes minutes. The hours go to finding what changes the number: the spec note that swaps your product, the addendum that moves rooms into your scope, the plan note that disagrees with the spec, the quote that comes up short. Miss one and it comes out of your margin after award.
Bid Terminal reads the specs, plans, addenda and quotes for your scope, finds those changes and works out what each one does to your price, with a Show me to the page.
Addenda come out. Your bid keeps up.
Drop in the new addendum, even the night before bid day. Bid Terminal reads it, finds what touches your scope, and updates your bid with you.
What changed, for your scope
Rooms that moved into or out of your scope, spec sections and products that changed, and reissued sheets shown old and new side by side.
Your bid follows along
Takeoff, price and proposal update with the change. You see each change and the new dollars before it goes in.
Nothing slips through
A missing addendum number gets flagged, and the proposal lists every addendum you received.
Four steps, upload to proposal.
Upload
Drop in the spec book, the plans and the addenda. Bid Terminal sorts the sheets and pulls the job facts for your trade.
Check
The spec, drawings and addenda checks run first. You see what hits your scope before you measure or price.
Take off
It marks the sheets and rooms to measure, builds the conditions, and does the trade math as you draw. Or import OST, Bluebeam, PlanSwift or STACK.
Price and send
Drop in a supplier quote as a PDF or screenshot and it fills the bid math and figures the labor. Your rates and markup, checked line by line. Then a proposal to each GC. See it

Takeoff that already read the whole bid set.
A takeoff tool only sees lines on a page. Bid Terminal has already read the specs, the legend, the finish schedule and every addendum, so it knows your scope before the first room is drawn. Then the quantities go straight into your price and proposal. Nothing gets typed twice.

One button takes off every sheet for your trade. Demo
It fills the rooms, counts the symbols from the legend, and gives scanned sheets a first pass too. Then it checks its own work before you see it:
Change a room and everything follows. When an addendum moves a room or changes a size, the takeoff, the boxes, the price and the proposal update with it. You see each change before it goes in. Sample numbers.
Auto assemblies
It reads the type from the plans and specs, builds the assembly with every material and labor line, and runs your math as you draw.
Sample job and sample numbers. Your waste, box sizes, spacing and rates replace ours.
Auto takeoff that understands architectural context Demo
For every trade. Floor stops at the vanity. Drywall splits where the wall type changes. Rated doors get closers. Lintels go over masonry openings. Roof insulation follows the slope arrows. N.I.C. stays out of your number.
Already on another takeoff program? Keep it. Bid Terminal reads the file and still checks it against the plans and specs. Draft the whole job is in demo now: watch it take off a sample job.
Assemblies that build themselves. An editor anyone can use.
Bid Terminal reads the type from the plans and specs and builds the whole assembly: every material, every labor line, your waste and your box sizes. Want to change one? Pick the next step from a list. No formulas to memorize.

Real estimating software, not a chatbot.
AI reads the documents. Plain code, written by an estimator, does the math and makes the call. Same takeoff and same prices give you the same number every time.
AI reads, and has to prove it
AI reads the spec books, plans, addenda and supplier quotes, the way a sharp assistant would. Every fact it pulls comes with the page and the exact words. The app checks those words are really on the page, and Show me opens the spot.
Code does the math
Takeoff math, waste, rounding up to full boxes, labor, tax, markup and the proposal total are plain code with your formulas. No guessing, and every line is worked out a second time from scratch.
Code makes the call
The checks compare what was read against your normals, your takeoff and your quotes, using fixed rules. When something it read would change your price, it shows up marked for you to keep or remove.
Press Check again on a set that hasn't changed and nothing is re-read. You get the saved read back, so your answer doesn't drift.

"I built Bid Terminal while bidding real jobs, because the software I had stopped at the takeoff."
I'm an estimator. Every week I'd finish a takeoff and then spend hours in Excel and Word, re-reading spec books for the one line that would cost us after award. Bid Terminal is the tool I wanted on my desk. Every part of it gets tested on real bid sets before it ships.
Jay, founderYour prices stay yours.
Your bid numbers are the most private thing your company has. Here's how Bid Terminal treats them.
Straight answers.
Do I have to change my takeoff software?
No. Import your takeoff from OST, Bluebeam, PlanSwift, STACK or a CSV and Bid Terminal picks up from there. Or measure right on the plans in Bid Terminal instead.
What trades does it support?
Every trade. Each one has its own takeoff math, pricing and spec checks, from ceilings, drywall and flooring to roofing, masonry, steel and MEP. If you bid more than one scope, run them all on the same job.
Is my bid data private?
Your bids, prices and rates belong to your company. Other companies never see them.
How does canceling work?
Cancel or come back any time, right from your account. No calls, no fees. The change shows up on your next billing cycle, and you keep everything you paid for until then. Come back later and your jobs and libraries are where you left them, as long as you rejoin within 30 days of canceling.
How long does setup take?
You can start your first bid the day you sign up. Add your material prices, labor rates and proposal template as you go.
